Black Birch Heights is the first privately owned condominium offering within Taza Park — a 1,200-acre Tsuut'ina Nation master-planned community on the southwest edge of Calgary. Taza Development Corp (TDC) and Crystal Creek Homes announced Black Birch Heights as a new multi-family residential development planned to launch in Spring 2026, introducing 346 condominium homes to one of Alberta's most significant master-planned communities.

The project is a contemporary mid-rise designed for buyers who want urban convenience without the Calgary core's price tag. Designed by Keystone Architecture and Planning and built by Crystal Creek Homes, Black Birch Heights features 346 one- and two-bedroom plus den apartment-style condominiums with sizes ranging from 620 to 1,120 square feet, with views of both the mountains and river valley. Residents will have access to a central courtyard, rooftop amenity spaces and public pathways that encourage engagement with the surrounding landscape. Pricing starts in the $300,000s, with the official launch slated for May 23.

For investors, the Taza structure is the real story. Interest in the project is being fuelled by a more streamlined and timely approval process through the Tsuut'ina Nation's development authority, with timelines significantly shorter than those typically seen in the City of Calgary. That compresses builder carrying costs and delivery risk. Ownership is leasehold: property on the Indigenous land is leasehold ownership — at Taza, homeowners own everything on the land, except the land itself. Combined with Alberta's no-land-transfer-tax regime, no provincial sales tax, and no rent control, the math for an out-of-province investor is materially different than buying the same unit in Toronto.

Crystal Creek's multifamily president Richard Daley describes Taza as a prime southwest district with direct access to the Ring Road and Glenmore Trail, adjacent to Weaselhead Flats, the Elbow River, and the Glenmore Reservoir — natural amenity that's effectively impossible to replicate at this price point inside the city.
